Aurora, Colorado
Aurora is large enough that one median hides two climates and three counties. The census median for the incorporated city is 1985. The housing table is dominated by the 1970s and 1980s, which is the age of the original aluminum and early vinyl the city still lives with.

Of 152,377 housing units, 36,466 (23.9%) date from the 1980s and 35,477 (23.3%) from the 1970s. Together that is just under half the city. The 2000s add 22,087 units (14.5%). Houses from 1939 or earlier are 1,448 units, 1.0%. The counts are for Aurora city. A mailing address that says Aurora can sit outside that boundary.
Census does not say what the frames are made of. What the decades do say is that a large share of openings are original to the 1970s and 1980s. On those houses, ask whether the quote keeps the old frame. Keeping a non-thermally-broken metal frame keeps the cold bridge.
Aurora does not have a single normals station that covers the whole city. Two NOAA 1991 to 2020 stations bracket it. Denver Stapleton (USW00023062), on the west side of this part of the metro at about 5,286 feet, has an annual average of 50.2 F, 15.58 inches of precipitation, and 53.8 inches of snow. Denver International Airport (USW00003017), on the northeast edge at about 5,414 feet, has an annual average of 50.5 F and 14.30 inches of precipitation. Snowfall is not filled in on that airport's annual normals file. West Aurora is the wetter of the two records. The east side is closer to the drier airport number.
From 2015 through 2024, the place name Aurora is on 50 hail reports. The largest is 2.50 inches at Aurora Cherry Creek on 19 June 2018. Arapahoe County, where much of the city sits, has 175 hail reports in those years, with a maximum of 3.00 inches logged at Englewood on the same day. Adams County, which holds north Aurora, has 135 hail reports and a maximum of 2.75 inches at Brighton. Do not add those county totals together and call the sum Aurora.
Thunderstorm wind reports naming Aurora number 12. The largest is an estimated gust of 70 knots, about 81 mph, at Aurora Cherry Creek on 6 June 2020. The high wind zone for Denver, west Adams and Arapahoe counties, and east Broomfield has 28 events in the decade, with a measured gust of 80 knots, about 92 mph, on 6 April 2024. The zone for central and east Adams and Arapahoe counties has 12 events, with a measured gust of 59 knots, about 68 mph, on 17 April 2018. Eastern Aurora is the part of the city closer to that second zone.
Aurora's home improvement handbook chart, posted by the city, sorts window work into three lines. Replacement windows do not need a permit unless the width increases. New windows always need a permit. An egress window installation always needs a permit. A window well needs a permit unless the well is a direct replacement in size. The chart is in the city's home improvement handbook. The Building Division permit center is the office that takes the questions, at 303-739-7420.
Aurora city limits cross Arapahoe, Adams, and Douglas counties. The permit in this handbook is the city's permit, for addresses the city regulates. This page is a reading of that chart, not a permit determination.
The 2024 American Community Survey 5-year estimate gives Aurora city a median year built of 1985, margin of error 2 years, and 152,377 housing units. The 1980s are 23.9% of units and the 1970s are 23.3%.
